What does rickety-ass mean generally? Is -ass a productive word formant - if so, can you give some contextualised examples?

The original context:
Trying to sneak out of your old, rickety-ass house you accidentally knock over a porcelain vase, waking up your grandmother.
A rickety-ass house is a house characterised by its ricketiness.

Likewise, a smart-ass friend, for example, is a friend whose defining characteristic is his tendency to show off how knowledgeable he thinks he is.
